Auburn secondary coach Willie Martinez likes the energy of young defensive backs (video)

AUBURN, Alabama -- Auburn's

?defense had to take a break today because the schedule-makers said so. But the Tigers' defenders will nonetheless carry some momentum into next week's game against Arkansas following a steady performance in last week's 12-10 loss to LSU.

Auburn found some energy with some young defensive backs in that game. Josh Holsey, Erique Florence, and Robenson Therezie, all of whom played significantly more against LSU than they did in the first three games. ?

Secondary coach Willie Martinez gives a detailed look at his players in this video. Are the changes surprising? Not any more. Martinez has flipped his defensive backs in the first month, changing starters and backups with regularity. Seven different defensive backs have started in the first four games, and that doesn't include backups Holsey, Florence or Therezie.

Martinez said Holsey, a true freshman, won more time because of his special teams play. Martinez said Therezie, a sophomore who started as a defensive back before moving to running before moving back to defensive back, was needed to match the physical nature of LSU. Martinez said he liked the energy of Florence, a sophomore.?

Will they play more?

"They're getting better and better. Their role could get bigger and bigger," Martinez said. "It really just depends on them, how they continue to practice and continue to earn reps. They earn reps. When they got in there, they did some really good things. They weren't perfect, but they played with a lot of energy and a lot of physicality."

Tracy and Scott: Home Improvement and Quilting

Hooray!!! Our new windows and front door were installed on Tuesday! Here's the big window in our family room. The sill and some of the siding was a bit rotten so now it's all primed and ready for paint if it ever stops raining!

And I'm glad that none of you out there has to look at what WAS the front door since I don't have a picture. It had a crazy plastic dog door and the ugliest handle/knob known to man. Plus it leaked when it rained and it was totally flat and plain (except for above mentioned dog accessory) which made all kinds of scratches and marks very obvious. Here's the new one, yay! Luckily the sidelights/frame/brick molding were all fine so we just had to get the door itself.

We've made some progress painting the outside of the house, but we're thinking if any more painting needs to be done, we're going to hire someone. Painting sucks.


Here's my Totally Groovy quilt all quilted and ready for binding. I've trimmed it and attached the binding to the front now, so I'm in the process of hand sewing the binding to the back. I was all ready to try my first bias binding, but I was worried I didn't have enough fabric, so it's a straight-of-grain binding. Here's a link to some others' work on FLICKR. I'm thinking of hanging it up on the wall in our house. This was such a fun project.
And a few weeks ago, Scott and I got out for a night (thank you awesome neighbor for babysitting!!!!!!!) and got to see a film at the Atlantic Film Festival here in Halifax. We saw The Ambassador, which I quite enjoyed - very controversial. After seeing it, we rented another of Mads Bruegger's documentaries, The Red Chapel, which I didn't like as much. It was a bit baffling, really. I especially liked Mads' boots in The Ambassador :)

California Stops Employer, University Social Media Snooping

California became the first state to explicitly block universities and employers from seeking access to applicants' social media accounts, as Gov. Jerry Brown signed two measures Sept. 27, reported The Sacramento Bee. Under the new laws, employers are not allowed to fire or discipline workers who refuse to share information related to their social media accounts, such as passwords.

"The Golden State is pioneering the social media revolution and these laws will protect all Californians from unwarranted invasions of their personal social media accounts," Brown said in a prepared statement.

University students in California, athletes in particular, are now also protected from anyone requesting access to their social media accounts or personally identifiable information that could link a student to an online profile.

?Employers have no right to ask job applicants for their house keys or to read their diaries ? why should they be able to ask them for their Facebook passwords and gain unwarranted access to a trove of private information about what we like, what messages we send to people, or who we are friends with?? said Charles E. Schumer, a New York senator who has requested that the Federal Trade Commission create such a regulation since 2010.

Before passage of the new laws, Facebook issued multiple statements discouraging employers or universities from prying into users' accounts. ?While we do not have any immediate plans to take legal action against any specific employers, we look forward to engaging with policymakers and other stakeholders, to help better safeguard the privacy of our users,? a Facebook statement reads.

The laws, based on AB 1844 and SB 1349, will go into effect Jan. 1.

Deportation May Be Put on Hold for Gay Couples - Impunity Watch

WASHINGTON, United States ? New guidelines from the U.S. Homeland Security Department mean immigration agents can consider an undocumented immigrant?s same-sex relationship in deciding whether to pursue deportation.

Homeland Security Secretary Janet Napolitano said in a memo to Congressional members on Thursday that gay and lesbian partners in committed relationships are now considered family members when it comes to immigration policy.? Under the Obama Administration?s ?prosecutorial discretion? initiative unveiled last summer, agents have leeway in taking certain factors?such as family members?into account when deciding who should be deported.

?In an effort to make clear the definition of the phrase ?family relationships,? I have directed [Immigration and Customs Enforcement] to disseminate written guidance to the field that the interpretation of the phrase ?family relationships? includes long-term, same-sex partners,? Napolitano wrote.

Supporters of the change called the new policy a turning point that shows the government intent is not to split families up through deportation.

?It will mark the very first time that lesbian and gay couples have been recognized within immigration policy for relief,? said Steve Ralls, a spokesperson Immigration Equality, which advocates for gay, lesbian, bisexual, and transgender immigrants.

Relationships would be evaluated on a case-by-case basis, and the move only grants a potential reprieve from deportation.? It does not grant same-sex couples an automatic stay, nor does it let them file petitions for legal residency and citizenship, as it does for immigrants with opposite-sex couples.

?It?s not equal access to green cards, which is what we really need,? said Immigration Equality Executive Director Rachel Tiven.? ?But it?s certainly another building block.?

The change was prompted by requests from House Minority Leader Nancy Pelosi (D-Calif.) and Rep. Jerrold Nadler (D-Manhattan).? They and other members of Congress said same-sex couples should not have their families needlessly torn apart.

There are an estimated 29,000 same-sex couples nationwide involving a U.S. citizen and an immigrant, according to The Williams Institute, a think-tank based at the University of California, Los Angeles.

Opponents say the Defense of Marriage Act, which defines marriage in the United States as between one man and one woman, should prohibit same-sex couples from applying for immigration benefits.

The Obama administration has stopped defending DOMA, but that has not stopped the issue from being played out in court.? Newsday reported on Friday that a Long Island couple was among several who filed a lawsuit in April to have their immigration petitions recognized.

It was unclear Friday how DOMA might affect the new immigration policy.

Arrest of Google Brazil head stirs debate over Web

RIO DE JANEIRO (AP) ? The arrest of a top Google executive is reviving a debate about Brazilian laws that hold services such as YouTube responsible for the videos posted on them, making the country a hotbed of attempts to stifle digital content.

Legal experts said Thursday that Google violated a judge's order to take down videos on its YouTube subsidiary that target Brazilian political candidates ? and that the judge was completely within the law in issuing the arrest warrant.

But they said the arrest of Fabio Jose Silva Coelho, the head of Google Inc.'s Brazil operations, underscores the need to modernize laws that treat offensive material on the Internet like material that is carried by newspapers, television and radio, holding platforms such as Google responsible for user-provided content.

Coelho was released shortly after his arrest Wednesday and agreed to appear before a court at an as-yet undetermined time. On Google's official Brazil blog, Coelho wrote Thursday night that the company was forced to block the video in the case for which he was arrested after the company lost its final appeal.

"We are deeply disappointed that we have never had the full opportunity to argue in court that these were legitimate free speech videos and should remain available in Brazil," he wrote. "Despite all this, we will continue to campaign for free expression globally."

Legal experts said the case cast a spotlight on problems within Brazil's legal system.

"Our laws trying to govern the Internet are outdated," said Jose Guilherme Zagallo, head of the Brazilian bar association's commission focusing on information technology law. "It's not clear who is responsible for content, and that creates uncertainty for Internet companies, users and judges, who are left to interpret laws not written for the Internet."

Brazil's strict electoral laws limit what critics can say on television, radio and the Internet about candidates for office. On several occasions in recent years, media outlets have faced stiff fines for breaking the laws, but few if any officials were arrested.

Google's alleged infractions, however, are more widespread, simply because of its omnipresence. Ahead of municipal elections in Brazil next month, Google has received requests in more than 20 states to remove videos that allegedly violate those restrictions.

Google has faced a landslide of content-removal requests around the globe, including in the U.S., but Brazil makes more requests than any other nation, according to the company's summary of all the demands. Most such demands relate to legitimate attempts to enforce laws on issues ranging from personal privacy to hate speech.

Brazilian government agencies alone submitted a total of 194 content-removal requests during the final half of last year, according to a summary released by Google in June. Running just behind that was the United States, where police, prosecutors, courts and other government agencies submitted 187 requests to remove content over the same period.

Google says it complied fully or partially with 54 percent of Brazilian removal requests in the last half of 2011. Most requests involved YouTube and charges of defamation. Other requests involved the social networking site Orkut and requests to remove illegal content, such as child pornography.

Separately this week, another Brazilian court ordered YouTube to remove clips of an anti-Islam film that has been blamed for deadly protests by Muslims around the globe. Google is now selectively blocking the video clips in countries that include Libya and Egypt. Google has said it made the decision to block the video in such places due to "the sensitive situations" there.

Brazil's legal action targeting a Google executive, while rare, is not unprecedented. In 2010 in Italy, a judge held three Google executives criminally responsible for an online video of an autistic teenager being bullied. The executives were given six-month suspended sentences.

A judge in Mato Grosso do Sul state ordered Coelho arrested because the company had not removed YouTube videos making incendiary comments about an alleged paternity suit aimed at Alcides Bernal, who is running for mayor of the city of Campo Grande.

"Being a platform, Google is not responsible for the content posted on its site," the company said in a statement this week.

Bruno Magrani, a researcher at the Center for Technology and Society at Rio de Janeiro's Getulio Vargas Foundation, said that unlike the United States and some other countries, Brazil doesn't have legal protections for online service providers that host content provided by third parties.

There is pending legislation that would provide some protection for intermediaries such as Google. Earlier this month the company joined Facebook and online retail site MercadoLivre in sending an open letter supporting the passage of the law, called Marco Civil.

"Marco Civil establishes that providers of Internet applications are not responsible for content published by users," the letter says. "Various economic, social and legislative factors justify not holding providers responsible; without that protection, the use of online applications and platforms would be limited, which would be a loss to users."

While the measure would create some protections, it would not resolve the legal tangle facing Google's Coelho or prevent the situation from recurring, Magrani said.

The Marco Civil is general legislation, and could still be trumped by more specific electoral laws. Those laws treat an Internet platform such as Google as if it were a newspaper or a television station, holding it responsible for its content.

"It's a very serious situation," Magrani said. "Brazil needs to change its electoral law to accommodate the nature and the characteristics of the Internet. The Internet cannot be treated in the same way as traditional media."

First, he said, an Internet company cannot evaluate all the content it carries in the same way a newspaper or television channel can because of the sheer volume.

Second, "the Internet has no editor. And we don't want an editor," Magrani said.

He said asking a company to determine what users can upload is a dangerous step that could undermine freedom of information.

"If we continue threatening to jail heads of companies who don't verify content before it goes on the Internet, we will end up living in a state of censorship," he said. "If the company is running a high risk, it'll start posting less and less material. ... If companies start to feel afraid of retaliation, they'll start censoring."

The lack of protections for Internet platforms can also have a chilling effect on the development of small- and medium-size high-tech companies in Brazil that don't have the resources of big companies like Google, Magrani said.

The federal government is investing heavily to promote the tech sector, but Brazilian legislators need to diminish legal risks for startups, he said.

Maria Clara Garcaz, a 20-year-old university student in Rio de Janeiro, expressed worries about the court action.

"It's like we live in a silent, disguised dictatorship. When we had our real dictatorship, at least you knew for certain what you could and couldn't say," Garcaz said. "Political speech can be censored at any time and it's moving into the Internet, exactly where people speak out."

Movie Blog: 'Renegade' Filmmakers @ The Walker ? CBS Minnesota

Since they flickered onto history, movies have been shot, cut and massaged into many different forms. Some of these forms ? feature films, documentaries, toilet paper commercials ? are familiar to us. They seek to tell us stories, make us to buy things. But there are other films, often overlooked, that seek to visually express something different and harder to define.

The Renegades: American Avant-Garde Film, 1960-1973, an exhibit now open at the Walker Art Center, celebrates these other films, some of which seem to be in categories all their own. Until January, museumgoers can walk the exhibit and watch six movies by filmmakers from various cells of the homegrown avant-garde. Watching the movies takes much less than two hours. Indeed, in most cases, you don?t have to watch the entire film to figure out if what you?re seeing ? light on a lemon, industrial dreamscapes, fireworks over bare breasts ? says something to you.

That?s the thing about these movies: they suggest feelings, thoughts. They don?t tell you directly if an image (or wash of images) is sad or electrifying, scandalous or pacifying. In this way, the movies are elusive and, in some cases, more than mildly rewarding. Below are descriptions (initial impressions, really) of each film in the exhibit.

Lemon

Filmmaker: Hollis Frampton
Made: 1969

Lemon is delightful. The 8-minute movie is one still shot of a lemon, the surface of which is glazed by various washes of light and shadow. The image welcomes you to the exhibit together with the nostalgic sound of a running projector. And after a few minutes, Lemon ceases to show a fruit,? offering instead something like a crescent moon, or a weird, soft piece of space debris. At one point, there?s even an eclipse. Or, at least, so it seemed to me.

Serene Velocity

Filmmaker: Ernie Gehr
Made: 1970

Ever play Valve?s Portal 2 and get trapped for a bit between two portals in a small space? If so, you?ll know the feeling Serene Velocity gives. The movie is 23-minutes of a fluorescent-light lit hallway shown in two perspectives, near and far. The movie jumps between those two perspectives, giving the viewer a constant feeling of movement, something akin to teleportation. It?s mesmerizing, in a way.

My Name Is Oona

Filmmaker: Gunvor Nelson
Made: 1969

This 10-minute, black-and-white picture-poem is perhaps the most human of the movies. It shows images of the filmmaker?s daughter, Oona, flowing over and into each other as the girl runs around and wrestles with another child. It?s pretty (full of smiles and snowscapes), but its soundtrack is slightly disturbing. You just hear the name ?Oona? over and over again, like a softly distorted pulse.

Three Screen Ray

Filmmaker: Bruce Conner
Made: 2006

I?m not sure if Three Screen Ray was my favorite ?Renegade? film or just the most entertaining. The black-and-white movie seems to explore and make fun of sex with its mashed-up images of cartoon canons going off and fireworks exploding over naked women. The work plays on three separate screens, each of which holds its own cut-up, irregular set of images. Enlivening the entire work is Ray Charles? ?What I?d Say.? If there?s one ?Renegade? you see, make it this.

Mothlight

Filmmaker: Stan Brakhage
Made: 1963

Mothlight is a phoenix-like film. It takes a bunch of dead things and makes them live again on screen in an erratic, ochre-colored, 4-minute waterfall. Brakhage made the movie by pressing moth wings, leaves and other organic matter between two pieces of Mylar tape, re-photographing it and then running it through an optical printer, the Walker says. The images are what the writer Vladimir Nabokov, a superb lepidopterist, might have seen in dreams.

Castro Street

Filmmaker: Bruce Baillie
Made: 1966

Castro Street is the filmmaker?s attempt to create a portrait of a place. In this case, it?s a street near an oil refinery in California. The 10-minute movie is a wash of industrial images (duplicated, crisscrossing) reminiscent of documentaries seen in elementary school, but stained with various flavors of Kool-Aid. The audio track is similarly trippy.

?The Renegades? opened on Sept. 20, and it runs until Jan. 6. And on Thursday nights throughout the coming months, the Walker is hosting ?Renegade? lectures and screenings, hosted by artists and those that fostered avant-garde movies. The schedule is below. All of the screenings start at 7:30 p.m.

Oct. 18: Minneapolis-based artist Cameron Gainer hosts a showing of short works by Stan Brakhage.

Nov. 29: Sally Dixon shows works done by filmmakers she helped foster.

(AP) ? Italy will expand its economic and social commitments in Libya even as the North African country continues to battle problems that range from unsecured borders to dangerous armed groups, Italy's foreign minister said Friday.

A former colonial ruler of Libya, Italy has decades-solid trade ties with Tripoli, including extensive gas and oil interests.

"We are encouraging Libyan authorities to urgently tackle the issue of safety," Foreign Minister Giulio Terzi told The Associated Press in an interview on Friday.

He noted that Libya's weak security instability contributed to the killing of the U.S. ambassador to Libya, Chris Stevens, along with three other Americans in an attack on the U.S. consulate in the eastern city of Benghazi. And Libya's unsecured borders are a top priority that "must be resolved rapidly," Terzi said.

"We want to expand our partnership with this country, which is so important economically and politically," Terzi said.

He gave no details, but Italy's ties to Libya are strong.

Italy was Libya's colonial ruler in fascist times and went on to develop into Libya's largest trading partner as old resentments matured into mutually beneficial economic ties ? worth ?11 billion before trade was halted in February with the outbreak of civil war. Italy also is dependent on the Arab country's oil.

But Libya has suffered a big security vacuum following last year's killing of longtime dictator Moammar Gadhafi and the collapse of his regime.

Progesterone Test Could Reveal Miscarriage Risk

In early pregnancy, abdominal pain and vaginal bleeding may be signs of a miscarriage, but current tests cannot always tell.

A new study finds a single test of progesterone levels in women with these symptoms could help discriminate between a viable and nonviable pregnancy.

In the vast majority of cases in the study, women with low progesterone levels had nonviable pregnancies, the researchers said.

The progesterone test was most accurate when performed in conjunction with a transvaginal ultrasound, according to the study, which was published today (Sept. 27) in the British Medical Journal.

Further trials should be conducted to examine whether adding this test to the existing protocol for assessing the possibility of miscarriage improves upon current practices, the researchers said.

About a third of pregnant women have abdominal pain or vaginal bleeding during the first trimester. An ultrasound can suggest whether the pregnancy is viable, but in up to 30 percent of cases, the results are inconclusive. Doctors also can test for the hormone HCG, which is produced in pregnancy, but these tests often need to be performed more than once to be useful in diagnosing nonviable pregnancies, the researchers said.

Progesterone is a female hormone that increases in concentration during pregnancy.?Studies have suggested a single progesterone measurement in early pregnancy can distinguish a viable pregnancy from a nonviable one, but results are conflicting.?

In the new study, Ioannis Gallos of the University of Birmingham in England and colleagues analyzed information from 26 previous studies involving 9,436 women who were less than 14 weeks pregnant and had experienced abdominal pain or vaginal bleeding. About 2,300 women had an inconclusive ultrasound, while the rest had not undergone an ultrasound.

Among women who had an ultrasound, 73 percent had nonviable pregnancies. But among women with progesterone levels below 3 to 6 nanograms per milliliter, the probability of a nonviable pregnancy rose to more than 99 percent.

Among women who did not have ultrasounds, 96 percent of those with progesterone levels below 10 ng/mL had a nonviable pregnancy, while the same was true of 37 percent of those with higher progesterone levels.

The researchers noted they also found that the progesterone test could not distinguish between women who had ectopic pregnancies (which occur outside the uterus, and are nonviable) and those who had miscarriages or normal pregnancies, and so should not be used for this purpose.

COPLEY, Ohio ? An unidentified man was killed, and several firefighters were hurt, in a house fire Thursday morning on the grounds of an alpaca farm, Fox 8 News reports.

It happened sometime after 12 p.m. at the Serene Acres farm on Earhart Avenue.

Multiple area fire departments responded to assist Copley fire crews with the blaze.

Fire officials told Fox 8 News that two firefighters were injured when they fell through the floor of the home. Another was hurt as he was carrying the victim to safety.

Fortunately, their injuries were considered to be minor.

The Summit County Medical Examiner?s Office confirmed it was responding to the home, where a man had died.

Further details, including the cause of the fire or the deceased man?s identity, were not immediately released.

The Humane Society and Victim Assistance program are said to be helping other family members at the scene.

ScienceDaily (Sep. 27, 2012) ? A study published in Science magazine and co-authored by Bren School Sustainable Fisheries Group (SFG) researchers and their colleagues confirms suspicions that thousands of "data-poor" fisheries, representing some 80 percent of the world's fisheries, are in decline but could recover with proper management.

The authors of "Status and Solutions for the World's Unassessed Fisheries" also found that taking quick action to allow depleted stocks to recover to sustainable levels could result in future catches that are 8 to 40 percent larger than are predicted if current unsustainable fishing practices continue.

The findings were made possible by a new assessment technique developed by the researchers, which allowed them to determine fish population status using far less data than are required by a traditional stock assessment, which is both expensive and time-consuming and impractical for a high percentage of the world's fisheries. Substantial population data are available for only about 20 percent of the world's 10,000 fish stocks, and those well-studied fisheries tend to be in better shape than fisheries for which little data exist.

"For most fisheries, we simply didn't know how many fish were out there and whether their populations were trending up or down," says lead author and Bren School professor of economics Christopher Costello. "Without good information on fish populations, it can be hard to manage sustainably. It's like trying to decide how far you can drive your car without knowing how much gas is in the tank."

Further, Costello explains, lacking sound estimates for a stock's population, "Political pressure tends to dominate decision making, and we end up catching too much. Over time, this can lead a fishery to collapse."

Co-author and Bren School dean, Steve Gaines, describes the data-rich 20 percent of fisheries as "a tiny slice that can give us a skewed view" of the health of global fisheries.

The authors caution that the new assessment method cannot take the place of formal assessment programs for individual fisheries, but they do provide accurate global and regional information that can be used to inform fisheries management decisions. "Using these tools at a regional scale, we can gain up to 80 percent of the insights of traditional assessment approaches at just 1 percent of the cost," says Gaines.

The tool enabled the researchers to provide a new global status report that includes these previously unmeasured fisheries, bringing thousands of what managers call "unassessed" fisheries into focus. The results show that more than half of the world's fisheries are in decline and that, across the globe, stocks for which robust data exist are doing better than those that are less-studied, regardless of which country manages them.

"If we look at assessed stocks, we can be pretty satisfied that fishery management systems are generally working to ensure long-term sustainability," says University of Washington scientist and co-author Ray Hilborn. "For previously unassessed stocks, this doesn't appear to be true."

An interesting finding -- again, made possible by employing this new assessment tool for data-poor fisheries -- is that in large-scale fisheries, stocks that are measured and tracked are at similar levels as those that that have not been formally measured. But under current fishing pressure, their futures look very different: the assessed stocks are starting to show signs of recovery, while fisheries for which little data exists continue to decline. Further, in small-scale fisheries, data-poor stocks are in far worse shape than their well-studied counterparts, and many are plummeting at alarming rates. These small-scale, data-poor fisheries are critical to local food security in many parts of the world.

While the impact on food security is most significant for local-level (small-scale) fisheries in poorer countries, explains co-author, UCSB ecologist, and SFG scientist Sarah Lester, "This isn't just a developing-world problem. Small, unassessed fisheries in the U.S. and Europe are often in as bad a shape as those in the developing world."

While many of the world's fisheries are in trouble, the authors suggest that the majority of them can still rebound with better management.

"Strong management could increase the number of fish in the ocean by more than 50 percent," says Gaines. "When fish populations are healthy they produce more young. It may seem paradoxical, but we can get more fish on our plates by leaving more in the water."

Time is of the essence. "These fisheries can rebound," Costello says, "but the longer we wait, the harder and more costly it will be to bring them back. In another ten years, the window of opportunity may have closed."

The study in Science is part of a larger study titled "Charting a Course to Sustainable Fisheries," released this week by the consulting firm California Environmental Associates. It evaluates successes and gaps in fishery management and conservation programs around the world, highlighting the fact that while methods for returning dwindling fisheries to health are understood, political battles often prevent them from being put into action.

The report shows that where gains are being made, such as in the U.S., where many large fisheries are starting to recover, they result from a combination of efforts: relying on strong science to set total allowable fishing levels, closing some areas to allow for stock rebuilding, and using sustainable seafood markets and rights-based management strategies that give fishermen secure access to a proportion of catch. The report shows that, while there is no one-size-fits-all solution to eliminate overfishing, success can come from employing proven principles and practices while fine-tuning them to suit the specific circumstances and characteristics of individual locations around the world.

"The key is to use and share these practices more broadly," says Matthew Elliott, principal of CEA and author of "Charting a Course to Sustainable Fisheries. "In many areas of the world, particularly in the tropics and sub-tropics, we see fisheries expanding quickly with little in the way of management. This research fills an important information gap for those fisheries. We hope it will draw more international attention to fisheries management in the many parts of the world that we have historically ignored."

"This isn't something where we need another twenty years of science," says Gaines. "We know what it takes."

"Healthy ocean fisheries hold the potential to feed a growing population without destroying the supporting ecosystems to the point where they no longer produce seafood," adds Elliott. "Within our lifetime, we can make sustainable global fisheries the norm rather than the exception."

Sales of new single-family homes fell 0.3% in August to an annual rate of 373,000, the Commerce Department said Wednesday.

The pace of sales last month was less than what most analysts had expected. Economists polled by Reuters predicted sales of 380,000. July sales were revised higher to 374,000 units from 372,000 units -- the fastest pace since August 2010.

CoreLogic chief economist Mark Fleming joined The Daily Ticker to discuss the numbers.

"I think they were pretty good," says Fleming. "No change from July is a relatively good number and you know we are still slowly growing out of the very very low troughs of a year or so ago."

Although the August figures are down slightly from the previous month, "we expect sales, new and existing, to slow down as we head into the off season at this time of the year," adds Fleming.

New homes sales are up nearly 30% from a year ago.

Meanwhile, U.S. home prices continue to rise. In July, home prices rose 1.6% following a 2.3% increase the month before, according to the latest S&P Case-Shiller data reported Tuesday.

For the last four years, every spring has seen an improvement in housing data, followed by a major downturn in the fall and winter months. As housing data continues to improve, it is no surprise that the the question being asked over and over again is whether or not the housing market has finally bottomed.

"This time is different," says Fleming. "We are more hopeful that the [the recovery] is more sustainable because it is predicated on fundamental balance in the housing market itself."

New home sales ease, but prices hit 5-year high

New U.S. single-family home sales eased in August but held near two-year highs and prices vaulted to their highest level in more than five years, adding to signs of a broadening housing market recovery.

The Commerce Department said on Wednesday sales slipped 0.3 percent to a seasonally adjusted 373,000-unit annual rate. July's sales pace was revised up to a 374,000-unit pace, the highest level since April 2010, from the previously reported 372,000 units.

Economists polled by Reuters had forecast sales at a 380,000-unit rate last month. Compared to August last year, new home sales were up 27.7 percent.

Despite the month-on-month dip in sales, the report was consistent with other data that have suggested a turn-around in the housing market after collapsing in 2006 and igniting the 2007-09 recession.

Home resales surged last month and homebuilder sentiment jumped to a six-year high in September. However, the housing market recovery lacks sufficient strength to take the baton from manufacturing as the main driver of the economic recovery.

The Federal Reserve moved this month to bolster the economy, announcing it would buy $40 billion in mortgage-backed securities per month until the outlook for employment improved significantly.

Last month, the median price of a new home increased a record 11.2 percent to $256,000 -- the highest level since March 2007. Compared to August last year, the median sales price jumped 17 percent, the largest rise since December 2004.

The inventory of new homes on the market held near record lows last month. At August's sales pace it would take 4.5 months to clear the houses on the market, unchanged from July.

With interest rates at record lows, it's hard to ignore the constant "buy now" real estate pitches. If you're renting and thinking now is a good opportunity to see what house you can afford, you are probably also thinking about what you may have to give up to buy that house.

In a survey released by Century 21 Real Estate, renters said they are willing to contribute less to their 401(k) to buy their dream home. Not a good idea, says Eve Kaplan, a financial adviser with Kaplan Financial Advisors in Berkeley Heights, N.J.

"The problem we often face as planners is convincing folks to postpone the 'here and now,' including enjoyable things, and focusing more on the future," Kaplan says. "It is really difficult to live on Social Security, which never was designed to be the sole source of retirement savings."

Americans are just not saving enough for retirement. According to a recent BlackRock survey, 58 percent of all 401(k) plan participants were not saving the maximum with their plans. The survey also found that eight in 10 retirees regret that they did not save more for retirement through their 401(k) plans.

"Contributing less to one's 401(k) could often mean sidestepping a valuable company match," Kaplan says. "It's OK to sacrifice for a home, but a better sacrifice would be to forgo the dream home -- gourmet kitchen, media room, etc. -- and retain 401(k) deferrals."

Instead of reducing or stopping your 401(k) contributions, Ron Howard, managing principal at Siena Wealth Management in San Jose, Calif., recommends reducing or eliminating some other expenses.

Even if you are buying a house you can afford, Howard says, you will still need to give up certain things that you were used to doing or spending on as a renter. That's because on top of your mortgage, you will have to deal with many unexpected costs as a first-time homeowner.

Sure, you could afford the house, but what about the property taxes, homeowner insurance, carpet replacement, general maintenance of the home and landscaping? To pay for these, Howard says you may have to do away with exotic vacations, expensive technology gadgets, dining out regularly or going to a coffee shop every day. Now might also be a good time to give up smoking and reduce your bar tab.

With soaring demand pushing rents to an all-time high, homebuying is looking more attractive these days. According to the Mortgage Bankers Association, the average rate on a 30-year fixed-rate mortgage fell to a record-low 3.72 percent for the week ending Sept. 14, down from 3.75 percent the previous week.

"Now could be a great time to buy and lock in your housing costs," says Jessie Foster, financial planner at Raskin Planning Group. "If you are in an area where the rental market is booming, you will most likely see your rent increase each year."

To determine if you can afford to buy your dream home, use this rent vs. buy calculator. This tool would show you the fees, taxes and monthly payments to compare with your current rent. Use this mortgage loan calculator to see how much interest you could pay and your estimated principal balances.

"Another cautionary element here is folks buying more house than they can afford with an adjustable-rate mortgage. Interest rates may move much higher in the longer term, pricing some people out of the homes that seem more affordable now," Kaplan warns.

If you truly know that you can afford to buy that dream home, Howard says, go for it. But prepare to make lifestyle changes for the unexpected expenses that come with homeownership.

Just don't touch that 401(k), Kaplan says. "No home is worth jeopardizing future funding goals."
